Spring Construction: FF&E Site Controls

Spring climate fluctuations pose severe risks to high-end millwork and custom furniture (FF&E). To secure your CapEx investment, AONE’s engineering team mandates four critical on-site control protocols:

1. Wood Asset Moisture-Proofing

  • On-Site Acclimatization: Store all millwork in a raised, dry area for 48 to 72 hours before installation. Never place materials directly on raw concrete.

  • Immediate Sealing: Apply a stabilizing topcoat immediately post-installation to lock in core moisture content and block humidity.

  • Wet-Trade Sequencing: Enforce a strict drying window for floors and concrete before introducing loose furniture.

2. High-Risk Coating Restrictions

  • Zero Rainy-Day Spraying: Ban lacquer and spray-paint applications during high humidity to prevent finish clouding and peeling.

  • Extended Curing: Prolong drying intervals between primers and topcoats. Never skip base primers.

3. Microclimate & Anti-Cracking

  • Hydration Controls: Seal wood oil finishes promptly upon delivery. Maintain relative humidity on active floors using water reservoirs to prevent wood curling.

  • Gradual Ventilation: Avoid opening all doors and windows simultaneously. Use alternate, partial openings to prevent rapid, uneven drying and drywall cracking.

4. Site Safety & VOC Flushing

  • Combustible Management: Enforce strict chemical storage zones, zero-smoking protocols, and daily clear-outs for flammable adhesives.

  • VOC Off-gassing: Ensure a dedicated exhaust and air-flushing period post-renovation before installing soft goods and OS&E.
